Clinical diagnostics relies on timing, making logistical access as critical to facility performance as HVAC redundancy or bench flexibility. By positioning its latest reference laboratory in Southaven, MS, Mayo Clinic Laboratories is integrating air cargo access directly into its facility footprint strategy.
The project represents a corporate investment of more than $30 million and will create 234 jobs in DeSoto County over the next few years. The selection of Southaven underscores a growing priority for reference lab operators: building site selection strategies around cargo logistics to shrink specimen transit windows.

Speed-to-market via adaptive reuse
Building reference laboratories ground-up often requires multi-year delivery timelines driven by long-lead equipment procurement, specialized mechanical, electrical, and plumbing (MEP) infrastructure, and complex municipal permitting cycles. To accelerate deployment, Mayo Clinic Laboratories selected an existing facility in Southaven capable of supporting rapid equipment installation.
Selecting a tenant-ready shell allows facility planners to compress schedule baselines by avoiding foundation and building envelope delays. However, retrofitting existing structures into high-throughput CLIA-certified testing environments presents specific operational challenges. Designers must audit floor load capacities for automated analyzer tracks, verify ceiling heights for overhead service carriers, and reconfigure HVAC systems to maintain strict pressure cascades required for diagnostic biosafety.

State and local agencies backed the project with targeted economic development tools. The Mississippi Development Authority (MDA) provided assistance through the Mississippi Flexible Tax Incentive (MFLEX) program and certified the facility under the state's Health Care Industry Zone Incentive. Local support was bolstered by contributions from the city of Southaven and DeSoto County.
Designing around the freight line
For high-volume reference laboratories, specimen intake and sorting drive overall layout logic. Facilities situated near major logistics hubs must handle dense, time-sensitive batch deliveries, demanding dedicated docking bays, rapid cold-chain accessioning zones, and streamlined laboratory traffic pathways.
The Southaven project relies on proximity to the FedEx World Hub at Memphis International Airport to streamline transport logistics for client samples originating across North America. Minimizing courier transit times preserves sample integrity for sensitive assays and supports turnaround times for complex reference testing.

Integrating a secondary hub into Mayo Clinic’s broader network requires strict standardization across facility utility systems, operational workflows, and digital infrastructure. Layouts must balance high-efficiency processing lanes with adaptable spatial zoning to accommodate next-generation diagnostic platforms as clinical technologies evolve.

Mayo Clinic Laboratories confirmed that ordering workflows, client contacts, and turnaround times remain unchanged during the integration phase. Additional facility details and structural commissioning timelines will be released as project phases finalize.
